Green light for Cripplegate House refurbishment plan

The City of London Corporation’s Planning and Transportation Committee has today (1 November) resolved to approve the refurbishment and extension of Cripplegate House, which will create 15,471 square metres of high-quality, Grade A flexible office floorspace together with a new community and cultural space.

The refurbished and extended building at 1 Golden Lane – proposed by Castleforge – will add an extra 2,485 square metres of space to the existing site to meet continuing strong demand from occupiers in the Square Mile.

The scheme will form part of Culture Mile, with the community and cultural space at ground level set to be combined with new public artwork and murals around the site. This will be accompanied with other public realm and lighting enhancements around the site.

It will be designed to high sustainability standards, incorporating a significant element of integrated urban greening, climate resilience and energy efficiency. The scheme targets BREEAM 'Outstanding' and adopts Circular Economy principles. A total of 222 long stay and 14 new short-stay cycle parking spaces will be provided to encourage active travel.

Chairman of the City of London Corporation’s Planning and Transportation Committee, Shravan Joshi, said:

“This scheme delivers Grade A flexible and sustainable office floorspace for City businesses and workers, as well as a new community hub at the heart of Culture Mile for everyone to enjoy.

“It underlines the ongoing robust demand for office space in the City as developers and investors look to the future with confidence.

“The redeveloped building will enhance the surrounding area and place sustainability at its core.”

Oliver Vickerage, Development Manager at Castleforge, said:

“Our ambition for 1 Golden Lane is to create 116,000 square feet of highly sustainable modern office space aligned with the strategic aims of the City of London Corporation.

“It is fantastic to achieve this milestone after 15 months of development. It enables us to progress into delivering a scheme of which we are extremely proud, driving forwards a net zero retrofit with exciting pioneering opportunities, such as the re-use of steel reclaimed from site.”
